Hidden among trees near the banks of the River Blackwater, the ruins of Ballyduff House are a little-known but atmospheric reminder of a once substantial country residence. Though little of the building now survives beyond its shell, the site has long been associated with local legend.

According to tradition, Ballyduff House is haunted by a figure known as the “Lady in Grey.” She is said to appear on stormy or mist-filled nights, standing among the ruins or looking out toward the river below. Descriptions vary, but she is usually portrayed as a solitary woman in pale or grey clothing, silent and motionless, as though watching for someone who never arrives.

No clear historical identity for the Lady in Grey survives in written records, and she is not tied to a named resident of the house. Instead, the story appears to belong to local oral tradition, passed down as part of the area’s folklore. Some versions suggest she represents a woman who met a tragic end connected with the house or the river, while others describe her more simply as a lingering presence bound to the ruins.

There is no contemporary documentation of hauntings from the time Ballyduff House was occupied, and all such accounts stem from later tradition and personal testimony. Nevertheless, its secluded riverside setting, combined with the ruinous state of the house, has helped sustain its reputation as a place of quiet unease — and in local lore, the Lady in Grey remains its most enduring ghostly figure.
